Main Building

Office Buildings

The office building consists of single story and a newer three-story expansion.  Ceilings are typically 10’ or more with 2 x 4 tiles and recessed fluorescent parabolic lens light fixtures in the single-story area.  Ceilings are typically 9’ with 2 x 2 upgraded tiles and recessed fluorescent parabolic lens light fixtures in the expansion 1988 office areas.  The executive level is located on the 3rd floor and has wood-paneled walls, vaulted ceilings and class-A finishes.  Facility was converted to T8 fluorescent fixtures in office areas conforming to the Green Lights program.

The Training Center was added to this facility in 1985.  A materials lab was constructed within the NW corner of the single-story office area in the early 1990’s. 

Wall systems are demountable partitions in single-story office and a mix of demountable and gypsum wallboard in the 1988 office areas. 

Windows are a standard aluminum frame strip system incorporated into the exterior framing of the building walls.

The facility is wired for Ethernet using a fiber backbone.  The three-story office building is serviced with 2-hydraulic unit elevators with upgraded finishes.

Manufacturing/Production Building

The manufacturing facility is contiguous to the office building and boasts many amenities.  The roofing system is a compilation of a built-up roof with 1-1/2” insulation overlaid with a Hypalon, PVC system with foam board insulation. The current roofing surface is an applied, rubberized (elastomeric) system installed in 1999.  This system is under a 10-year warranty by Truco, Inc.

The structural bay spacing (40’x 40’) is ideal for manufacturing/warehouse type facilities.  Bar joist and steel frame construction is typical of 1970’s construction.

The manufacturing area is mostly open and contains approximately 270,840 SF.  The entire facility is equipped with an overhead 400 A bus duct that is very adequate for future drop-down power supply to equipment on the floor.  Building is secured by an onsite 230,000 volt substation and has direct “clean” power to Progress Energy.

Interior restrooms were modernized to meet ADA in the mid 1990’s.  Flooring consists of 6-8” reinforced concrete with gray sprayed coating. 

Trane 750 ton centrifugal chiller and one (1) BAC cooling towers provide abundant HVAC for the manufacturing facilities.

Ceiling height is 23’ to the bar joists.

Eight (8) dock high and three (3) grade-level roll-up doors serve the manufacturing areas.  All docks have truck seals, levelers and truck restraints.  There is the ability to add at least three (3) more dock high doors.

Within the Manufacturing facility, there is approximately 43,200 SF consisting of a cafeteria, kitchen, production offices, and several conference/training rooms
